As a world leader in communications, experience, commerce and technology, WPP’s Cincinnati, Ohio Office renovation needed to optimize workplace potential and create an environment where creativity and innovation can thrive. The Pepper team executed an interior transformation that feeds WPP’s team commitment to extraordinary work.


No stranger to transformative approaches, Pepper previously managed the buildout of WPP’s space in Chicago’s Fulton Market neighborhood in 2019. The space brought together the best talent and technology capabilities with amenities that included an IT bar, state-of-the-art audio/visual equipment, edit suites and sound booth, and photo/video studios.

The recent Cincinnati renovation was spread across the top three floors of a nine-story building in the local downtown business district. It included a complete overhaul of the eighth floor and a fresh take on floors seven and nine, with the ninth remaining occupied during construction. Well-versed in working in active surroundings, Pepper made the construction experience, seamless through strategic thinking and collaboration.

The Pepper team brought experience through years of self-perform work on projects with similar challenges which set the stage for a high-quality project done right the first time. Pepper engaged key stakeholders in turning ideas into actionable plans with open, early and consistent communication. Close connection with design partners during preconstruction and with the JLL facilities manager during the buildout kept the focus on maintaining safety, quality, budget and schedule.

The project elevated the company’s collaborative culture by bringing employees from four locations across the city under one roof. In addition to enhanced ambiance with sophisticated color schemes and finishes, smart office technologies help streamline processes and boost productivity. From automation that connects attendees to meetings in conference rooms without having to pass through a computer, to smart workspaces that accommodate autonomy and teams, to desks with integrated booking systems for real-time management of shared spaces and flexible workstyles – the upgrade caters to the dynamic, activity-based needs of WPP’s agile workforce.

 

Other highlights include adjustable lighting solutions that automatically accommodate natural daylight and motion sensors that turn lights on and off with foot traffic. Moving through the new 45,000 square-foot space...

To minimize disruption, work was completed in two phases and coordinated to prioritize client needs. Foresight and planning allowed much of the work to be accomplished in non-peak hours and resulted in nearly 70% of the project successfully finished during phase one, with only a month needed to complete the rest in the second phase.
 
“It was a whirlwind project,” says Lydia, noting Pepper Superintendent Brady Magee’s attentiveness kept all stakeholders on the same page from start to finish. “I was invited to be part of weekly project calls and take site walks. The close tabs on the project and open communication kept everyone informed and the project moving in the right direction.”
 
For the client, this meant having remote access. “The design team and owner’s representatives were in New York,” says Brady. “Using state-of-the-art tools like HolobuilderTM, we created weekly virtual tours for the client to see progress in 360 °. This allowed them to stay in the know, and save time and travel costs, and enabled us to quickly gain clarification and mitigate risks.”
 

A shared entrance in the main lobby, several construction projects happening concurrently in the building and its proximity to Paycor Stadium presented additional challenges. All were smoothly navigated through collaboration that got multiple teams from across organizations working together. From coordinating dock deliveries with other contractors to working around Cincinnati Bengals games, the Pepper team maximized opportunities to diminish impact on occupants while keeping a strong focus on safety. People working on the ninth floor during construction could do so safely thanks to a temporary wall the team constructed that also created a secure pathway for entering and exiting.

Prioritizing safety, efficiency and operations, the project is pending LEED Gold certification.
